Our tenants can pay rent online, submit maintenance requests, communicate with our team, view and download documents (lease agreements, addendums, etc) and view updates on our online portal.

We leverage automation to help us maintain our portfolio of properties. This includes security camera installations and monitoring, electronic wifi capable locks, moisture sensor modules for boiler rooms and water heaters, remote billing, remote lockboxes for hands-free showings, and more.

OverWatch Real Estate Management started with a single, challenging fourplex in Mountain View that looked great on paper but proved far more complex in reality.

What initially started as a means to manage our own properties under an LLC, OverWatch Real Estate Management quickly gained traction with other real estate professionals in the Anchorage area. New to real estate at the time, we started by investing in Mountain View due to the high profit margins and potential for forced appreciation (fixing up the properties). However, we learned very quickly that while something may look good on paper, that doesn’t mean it works in the real world. But that didn’t stop us from restoring the 80s chic fourplex we had purchased, placing excellent tenants, and profiting from our initial mistake.

After the first purchase came another, and then another, until the real estate agent that we were using to make the purchases really took notice on how we were taking dilapidated properties, fixing them up, placing in excellent tenants, and turning a profit from a less than ideal situation. The agent who we were using for the purchases then hired us on take over management of their full portfolio of properties, roughly fifty units. As you can imagine this was quite a jump from the twelve we had ourselves as we were suddenly managing sixty units all around Anchorage all the while Chris, the founder, was working a full time job at the University of Alaska Anchorage.

We were able to work with the real estate agent who hired us to help automate her property management business.

In 2021 our founder Chris finally quit his University job to focus on expanding the company and offering a new and innovative way to handle property management.

We still work with local real estate agents for tenant placement services but our business is largely run and managed full by our team.
